Bank Statement Converter for Mortgage Brokers
A self employed or bank statement loan file can carry 12 to 24 months of statements across several accounts. StatementsConverter reads every PDF, scan and phone photo into one table, proves each month ties to the printed balances, and exports Excel or CSV so your income worksheet starts from checked data and not from retyping.

Why bank statement income files eat the processor's week
Bank statement programs average monthly deposits over a long window. The borrower sends business and personal accounts, sometimes from three banks, as portal PDFs, scans and screenshots. Somebody has to read each page, separate real revenue from transfers, and total it by month.
That work is slow and a single transposed digit moves the qualifying income. A converter that checks every month against its opening and closing balance catches a missed page before the file reaches the underwriter.
From borrower upload to income worksheet
- Open a workspace per loan file and drop in every statement the borrower sent, PDF, scan or photo.
- Files are grouped by account and ordered by period, so a missing month shows up at once.
- Each transaction is extracted with date, description, debit, credit and running balance.
- The balance check confirms opening balance plus credits minus debits equals the closing balance, and points to the page and rows that do not.
- Export XLSX or CSV into your deposit analysis template, or push rows through the API on Business.
What you can pull from the table
- Deposits by month, sortable so a large one time transfer stands apart from regular revenue.
- Returned items, NSF and overdraft lines exactly as the bank printed them.
- Recurring debits such as other loan payments, which feed the debt picture.
- Ending balances per month for reserves.
Your guidelines decide which deposits count. The tool produces a clean table and leaves that judgment with you.
What a month of intake looks like
This is a computed example with stated assumptions, not a customer result.
Assumptions: 30 bank statement files a month, 24 statements each (two accounts, 12 months), 3 pages each, 8 minutes of reading and totaling per statement, 35 USD an hour of staff cost.
| Item | Assumption |
|---|---|
| Statements a month | 720 |
| Pages a month | 2,160 |
| Manual time at 8 minutes each | 96 hours a month |
| Staff cost at 35 USD an hour | 3,360 USD a month |
| Fitting plan | Business, 5,000 pages, 249 USD a month billed yearly |
A smaller shop with 8 files a month needs about 580 pages, which fits Professional at 74 USD a month billed yearly with 1,500 pages.
Matching a plan to your loan volume
Starter, 24 USD a month billed yearly or 49 USD monthly, gives 400 pages with XLSX and CSV. It suits a broker with a handful of files.
Professional, 74 USD billed yearly or 149 USD monthly, gives 1,500 pages, 3 seats and 25 workspaces, one for each active file.
Business, 249 USD billed yearly or 499 USD monthly, gives 5,000 pages, 15 seats, roles, an audit log and API access for a processing team.
Business Plus, 499 USD billed yearly or 999 USD monthly, gives 12,000 pages.

Questions mortgage brokers ask
Can it read scanned and photographed statements
Yes. Scans and phone photos are read on every plan, and the balance check flags any page that did not read completely.
How many months can I upload for one borrower
There is no month limit. Plans meter pages, so 24 months of three page statements uses about 72 pages per account.
Does it categorize deposits as business revenue
It extracts every transaction faithfully. Professional adds categorization rules you define, and you decide which deposits count as qualifying income.
Can several processors work in one account
Yes. Professional has 3 seats and Business has 15, with roles and an audit log.
How long are borrower files kept
Files are deleted after 24 hours by default and are never used to train models. The security page has the details.
